1. Eligibility and User Account

• To post properties or use our services, users must be at least 18 years of age.
• Users are responsible for maintaining the confidentiality of their dashboard accounts and passwords. Any activity under your account is your sole responsibility.

1. Terms for Property Owners (Listing Rules)

• Accurate Data: Owners must provide honest, current, and accurate descriptions, pricing, and high-quality images of their properties.
• Mandatory ID Verification: Owners must upload a valid government-issued ID (such as an Aadhaar Card) for fraud prevention. Providing fake, stolen, or altered IDs will result in a permanent ban and potential reporting to law enforcement authorities.
• Compliance: You warrant that you have the legal right or power of attorney to rent or sell the listed property.

1. Terms for Tenants / Renters

• Verification Responsibility: Renters acknowledge that worldathome.in does not own or physically manage any properties. It is the renter’s mandatory obligation to physically inspect the room/flat and verify original property papers before paying any advance rent or token money.
• Direct Interaction: Users agree to deal directly with owners via the provided contact numbers at their own personal and financial risk.

1. Prohibited Activities
   Users are strictly prohibited from:

• Posting fraudulent, duplicate, illegal, or spam listings.
• Using our platform to harvest user phone numbers for commercial bulk-marketing purposes.
• Engaging in any abusive behavior, harassment, or verbal/physical misconduct with other users offline.

1. Termination of Service
   worldathome.in reserves the absolute right to terminate user access, delete properties, or block accounts instantly without prior notice or explanation for violating these Terms or engaging in suspicious activities.
2. Governing Law and Jurisdiction
   These Terms and Conditions shall be governed by and construed in accordance with the laws of India. Any legal actions or disputes against worldathome.in shall be filed exclusively within the territorial jurisdiction of competent courts in Himachal Pradesh, India.

1. पात्रता और उपयोगकर्ता खाता (User Account)

• विज्ञापन पोस्ट करने या हमारी सेवाओं का उपयोग करने के लिए उपयोगकर्ता की आयु कम से कम 18 वर्ष होनी चाहिए।
• उपयोगकर्ता अपने डैशबोर्ड अकाउंट और पासवर्ड की गोपनीयता बनाए रखने के लिए स्वयं जिम्मेदार हैं। आपके खाते के तहत होने वाली किसी भी गतिविधि के लिए आप पूरी तरह उत्तरदायी होंगे।

1. मकान मालिकों के लिए शर्तें (Listing Rules)

• सटीक जानकारी: मालिकों को अपनी संपत्तियों का ईमानदार, वास्तविक और सटीक विवरण, किराया और तस्वीरें प्रदान करनी होंगी।
• अनिवार्य आईडी सत्यापन: धोखाधड़ी को रोकने के लिए मालिकों को एक वैध सरकारी पहचान पत्र (जैसे आधार कार्ड) अपलोड करना अनिवार्य है। नकली, चोरी या संपादित (Edited) आईडी देने पर खाते को स्थायी रूप से ब्लॉक कर दिया जाएगा और कानूनी कार्रवाई की जा सकती है।
• मालिकाना हक: आप यह प्रमाणित करते हैं कि आपके पास सूचीबद्ध संपत्ति को किराए पर देने या बेचने का वैध कानूनी अधिकार है।

1. किराएदारों / उपयोगकर्ताओं के लिए शर्तें

• भौतिक जांच की जिम्मेदारी: किराएदार स्वीकार करते हैं कि worldathome.in किसी भी संपत्ति का मालिक नहीं है। किसी भी प्रकार का एडवांस किराया या टोकन मनी देने से पहले कमरे/फ्लैट की व्यक्तिगत रूप से जांच करना और असली कागजात देखना किराएदार की अपनी अनिवार्य जिम्मेदारी है।
• सीधा संपर्क: उपयोगकर्ता अपनी जिम्मेदारी और जोखिम पर लिस्टिंग में दिए गए फोन नंबरों के माध्यम से सीधे मालिकों से बातचीत करने के लिए सहमत हैं।

1. प्रतिबंधित गतिविधियां
   उपयोगकर्ताओं के लिए निम्नलिखित गतिविधियां सख्त वर्जित हैं:

• धोखाधड़ी, डुप्लिकेट, अवैध या स्पैम विज्ञापन पोस्ट करना।
• मार्केटिंग उद्देश्यों के लिए हमारी वेबसाइट से मकान मालिकों या उपयोगकर्ताओं के फोन नंबर चुराना।
• ऑफलाइन बातचीत या मुलाकात के दौरान अन्य उपयोगकर्ताओं के साथ दुर्व्यवहार, उत्पीड़न या कोई भी अवैध व्यवहार करना।

1. सेवा की समाप्ति (Termination)
   इन नियमों का उल्लंघन करने या किसी भी संदिग्ध गतिविधि में शामिल होने पर, worldathome.in के पास बिना किसी पूर्व सूचना या स्पष्टीकरण के उपयोगकर्ता का खाता ब्लॉक करने या विज्ञापनों को तुरंत डिलीट करने का पूर्ण अधिकार सुरक्षित है।
2. शासी कानून और कानूनी क्षेत्र (Jurisdiction)
   ये नियम और शर्तें भारत के कानूनों के अनुसार संचालित होंगी। worldathome.in या इसके ऑपरेटरों के खिलाफ किसी भी कानूनी कार्यवाही या विवाद का निपटारा केवल और केवल हिमाचल प्रदेश (भारत) के सक्षम न्यायालयों के अधिकार क्षेत्र में ही किया जाएगा।
